I plan on building a beach house in 3 years and need ideas ?

I would like to design it so that it has timeless appeal. This will help me to not have to constantly be one upping in order to keep rent appeal at an all time high.


I'm hoping for the 'timeless design' to help keep renters wanting to return.


Now for the catch- I want to keep this whole thing(from design to finish) under a budget of approx. $ 150,000.00- do-able or not ?I plan on building a beach house in 3 years and need ideas ?
Have you thought about protecting the home from Coastal Storms? Severe weather is not a rare event in North Carolina. On average, the state receives a direct hit from a hurricane once a decade. Tropical storms arrive every 3 or 4 years. In some years several hurricanes or tropical storms can directly hit the state or brush across the coastal areas. Only Florida and Louisiana are hit by hurricanes more often. On average, North Carolina has 50 days of thunderstorm activity per year, with some storms becoming severe enough to produce hail and damaging winds. Although many people believe that hurricanes only menace coastal areas, the rare hurricane which moves inland quickly enough can cause severe damage. In 1989 Hurricane Hugo caused heavy damage in Charlotte and even as far inland as the Blue Ridge Mountains in the northwestern part of the state. North Carolina averages less than 20 tornadoes per year. Many of these are produced by hurricanes or tropical storms along the coastal plain. Tornadoes from thunderstorms are a risk, especially in the eastern part of the state. The western piedmont is often protected by the mountains breaking storms up as they try to cross over them. The storms will often reform farther east. Also a weather feature known as cold air damming occurs in the western part of the state . This can also weaken storms but can also lead to major ice events in winter.

do you own the land already? that will cost more than the house probably and unless that house is under 1000 sq ft and very basic inside - don;t expect to be able to build it for less than 200k, probably more in some states - septic system, well drilling and house foundation could cost you $25-40000 or more alone
some people we know did it and doubled their money when they sold it

Just a suggestion:


You might be able to save yourself a lot of time and money by purchasing a pre-drawn home plan, if you can find one that you like. You could easily sink 20%-30% of your budget into having an architect or residential designer draw the plans for you, and it can take quite a while for the drawing stage to be complete.





Check out the beach and waterfront house plans on this website (links below). Some of them were actually designed for rental properties. Even if you don't find exactly what you are looking for, you might find something pretty close and you can always modify it still saving you time and money. If nothing else maybe you'll get a few more ideas about what you do and don't like.
